Project Overview

Mid-Atlantic Remodeling and Design recently completed a fast-track historic preservation project at Blanca Flor, a jewelry store located in historic downtown Annapolis on the docks.

This project involved comprehensive exterior restoration of a historic building, including masonry repairs, woodwork replacement, and high-grade painting.

Due to the location, technical requirements, and historic preservation rules, this project required exceptional planning, coordination, and execution. The work was completed in just three days without compromising safety, quality, or historical integrity.

Challenges

The Blanca Flor project presented several unique challenges:

  • Historic Preservation Requirements: Brick restoration, masonry point-up, and wood replacement had to meet local historic standards.
  • Time-Sensitive: All work needed to be completed in a three-day window.
  • Site Safety & Traffic Management: Located in a high-traffic downtown area, including sidewalks and pedestrian zones, requiring permits and careful egress planning.
  • Elevated Work: Replacement of wood trim at the top of the building required lift equipment, rented and safely installed on-site.
  • Technical Complexity: Power washing, masonry repairs, caulking, and painting had to be performed precisely to preserve historic materials and meet professional standards.

Scope of Work

Mid-Atlantic Remodeling and Design executed a full exterior restoration program, including:

Masonry & Brickwork

  • Pointing up mortar joints
  • Brick replacement where needed
  • Masonry repairs to restore structural integrity
  • Compliance with historic preservation requirements

  • Power washing surrounding sidewalks to match restoration quality
  • Exterior caulking for waterproofing
  • Application of two layers of high-grade exterior paint

Safety & Logistics

  • Managed sidewalk closures and obtained necessary permits
  • Built pedestrian egress plan around the site
  • Directed traffic and ensured visitor and employee safety
  • Coordinated lift and equipment use in a dense downtown environment

Project Execution & Results

Despite the tight three-day timeline, our crew executed all restoration activities with precision.

  • The historic brick façade was cleaned, repaired, and pointed up, restoring its original character.
  • Woodwork replacement and painting revitalized the building, creating a fresh, durable exterior.
  • All work was completed safely, with pedestrian traffic carefully managed and protected throughout the project.

The finished project not only preserved the historic character of Blanca Flor but also ensured the jewelry store could operate without interruption and present a visually stunning, professionally maintained exterior for its downtown Annapolis location.
